Building Envelope Commissioning is the process by which the design and constructed performance of building envelope materials, component assemblies and systems are validated to meet defined objectives and requirements of the project, as defined by the Owner.
The building envelope includes all exterior systems separating the interior environment from the exterior including exterior walls, storefront, curtain wall, fenestration, cladding, roof systems, below grade waterproofing and slabs on grade.
Diagnostics and testing determine the harmful effects of damaged components of a building envelope system. Knowledge of multiple methods and standards are required to fully evaluate the performance of a full building envelope system. This knowledge is refined through experience consulting and designing building envelope systems and is critical to ensure performance of these systems and determining issues of existing structures.

Exterior Insulation and Finish System (EIFS) is a specialty envelope system that can both be very high performing and potentially problematic. During the design and construction of EIFS, procuring the assistance of a Certified EIFS Inspector is critical to ensuring the proper design and installation of EIFS given the potential issues that can arise over the life of a structure. A thorough inspection of each phase of the EIFS installation should be conducted and documented with approved checklists and submitted as part of the project closeout.
Roof systems are a complex series of individual components that must work together in unison as a system. An in-depth understanding of the design of the system being installed is an essential aspect of ensuring a roof is installed correctly. Designers generally only have capacity to visit the jobsite to review the roof construction occasionally and this is where full-time roof observation comes into play. Registered Roof Observers provide the in-depth knowledge of a designer with the field expertise to provide inspection of the roof during the entire time it is being installed ensuring it is constructed to its full design intent.
